83 Pirie Street named South Australian ‘Development of the Year’

The Property Council of Australia has announced its State and Territory Development of the Year winners for 2024, recognising the projects that highlight positive city-shaping, community enhancement and design excellence.

The Woods Bagot-designed 83 Pirie Street for Cbus Property has been crowned the best development for South Australia, surpassing five other nominated SA projects for the national judging panel.

Drawing upon Pirie Street’s rich history, 83 Pirie employs a ‘WORK/LIFE’ concept, blending hospitality, wellness, and commercial functions. Woods Bagot design leader Waleed Moughraby says that, drawing on Pirie Street’s rich history as a former residential high-street of shophouses, the design team integrated the ingredients of ‘home’ to create a post-pandemic workplace that supports contemporary working practices and entices people back into the office. 

“Woods Bagot’s ‘WORK/LIFE’ concept creates spaces that support modern work practices and invite employees back to the office with a design language inspired by the comforts of home,” says Moughraby.

The building’s transparent lobby and retail spaces activate Pirie Street, while innovative design features like bespoke glass panels and flexible floor layouts reflect excellence and innovation in office design.

The site is one of the most connected in the city, through its laneway connections to Rundle Mall and the parklands, its tramline access to the west, and cultural precincts and hospitality venues to the east. Woods Bagot Director Thomas Masullo says that through an activation of the ground plane and laneway-facing wellness amenity, 83 Pirie engages with its street context and contributes to the creation of inner-city culture.

“83 Pirie Street provides a vital contribution to the urban realm of Adelaide,” says Masullo. “A combination of hospitality, wellness and commercial functions build upon the business and lifestyle character of the Pirie Street precinct.”

Property Council SA Executive Director Bruce Djite congratulated architect and developer on the outstanding achievement.

“83 Pirie is an important landmark and a focal point of our CBD,” says Djite. “[The project] delivers an exciting destination for employees by building modern hospitality and wellness options into an attractive workplace that create vibrancy in our CBD.”

83 Pirie Street, along with all other winning projects at state and territory level, will now be considered for the Innovation & Excellence Awards top honour, the Australian Development of the Year.
