The Shanghai Duolun Road Urban Regeneration project was awarded the ‘Bronze Award for Best New Mega Development’ at the 2024 MIPIM Asia Awards, signifying international recognition for the project’s innovation in the Asian real estate sector. Woods Bagot Director and Shanghai Studio Chair, Pearl Huang, along with Associate Principal Hang Xu together with Executive General Manager of CSCEC Dongfu Shanghai Company Jiahong Wang, Deputy General Manager of Duolun Road Project, CSCEC Dongfu Shanghai Company Rui Zhang attended the ceremony held in Hong Kong.
“I’m excited to see Duolun Road, a place that’s been at the heart of Shanghai’s 20th-century cultural scene, come alive with new energy as the vibrant hub of Hongkou District. It’s more than just a city makeover; it’s a deep cultural revival,” shared Pearl Huang. “When it comes to urban renewal, it’s all about respecting the ‘spirit of the place’—the roots of its communities and culture. That’s what allows us to push the boundaries of development and innovation.”
Spanning nearly 220,000 square meters, the project is divided into two phases with the Phase 1 (West Plot) focusing on providing TOD-led business cluster with Grade A offices and commercial formats and Phase 2 (East Plot) emphasising the protection and inheritance of historical and cultural heritage. Thus the project’s planning and layout continue the historical east-west fishbone structure of Duolun Road, harmoniously integrating the scale of the new buildings with the urban fabric, accurately reflecting the changing architectural density from north to south.
To enhance the overall branding of the Duolun Road Urban Regeneration, ERA-co and Woods Bagot Shanghai have collaborated to create a new identity deeply rooted in the history of Duolun Road and its culturally rich neighbourhood. The project’s name ‘Xuan Duo Lun’, which means ‘Splendid Duo Lun” in English, represents its magnificent and vibrant future. The logo design draws inspiration from the arches of the historical building, symbolising the fusion of the old and the future.
“Duolun Road will present itself as an ‘open-air museum’,” notes Hang Xu, “captivating locals and tourists alike by narrating the story of Shanghai’s evolution and reviving the glory of the neighbourhood.”
As this ambitious project slated for completion in 2028, it promises to redefine the landscape of Sichuan North Road, revitalising central Hongkou District and establishing it as a shining example of urban renewal.
