The City of London has approved plans for the major redevelopment of 21 Lombard Street. Owned by Ivanhoé Cambridge – who are being advised by CO—RE – the project is designed by Woods Bagot and will retain over 70% of the existing structure, while upgrading the building through a low-embodied carbon refurbishment.
The rejuvenated mixed-use scheme will offer 135,000 sq ft of office space over 11 floors in a prime location, adjacent to Bank station. An extension will provide several roof terraces with extensive planting and views of the City. Premium end-of-trip facilities and cycle parking will support and promote more active travel for the building’s occupiers.
The project is working towards the highest environmental standards, with targeted accreditations including BREEAM outstanding, net zero operational carbon, a WELL Gold building certification, a 5* Nabers rating, and a ‘Platinum’ WIRED certification.

The scheme maximises the reduction of embodied carbon by retaining and reusing over 70% of the existing building fabric, with demolition limited to poorly performing areas of the facade and frame. New façades are formed in highly insulated, low embodied carbon panels with integrated timber frame openable windows that significantly reduce operational carbon. The MEP equipment will be completely replaced with an all-electric system.
Responding to the City of London’s “Destination City” ambitions, the scheme also makes enhancements to the public realm. In addition to an enlarged lobby on Lombard Street, access through Nicholas Passage is upgraded with a double height domed vestibule, formed using stone reclaimed from the original façade.
The scheme is expected to complete in 2028.
