Transforming a brownfield site in Leeds into a sustainable living destination.
Castleton Works is a catalytic transformation of a disused carpark into a new sustainability-oriented community of 386 build-to-rent homes. Given the site is close to Leeds City Centre and well serviced by public transit, we proposed a car-free development that offers its residents a low-carbon lifestyle. The project is the first in an ongoing partnership between Woods Bagot and Solaris Real Estate focusing on living sector developments.

The site sits at the edge of the formerly industrial Armley area, a location with the potential to evolve into Leeds’ next urban neighbourhood. Where today it stands as a fenced-off, unwelcoming environment for pedestrians, this project envisions transforming it into an attractive, lively space that invites the community in and sets a precedent for the area’s regeneration.
Organised into three mid-rise buildings, the architecture frames welcoming open spaces that connect the street edge to the heart of the site. The ground floor of the design features a combination of commercial units, amenity spaces, and townhouse residences, thoughtfully arranged to establish a detailed, human scale frontage along the street edges and green spaces.
The project’s architectural expression is rooted in its site. Drawing on the solidity and rigour of near-by historical industrial buildings, the three blocks are wrapped with robust brick facades and deep-set windows.
To reduce the visual impact of the massing, the tallest building is positioned at the centre and set back. The design incorporates recesses and notches, tying the ensemble together while creating visual interest along the skyline. These spaces are designed as communal terraces, fostering connection among residents while offering views of the city’s historical centre. This approach aligns with the social aspect of build-to-rent developments, creating a three-dimensional community infrastructure that promotes the wellness of its residents.
