Contemporary luxury meets down-home charm.
The Knox development extends the authentic character of Knox Street and amplifies its connection to Dallas’ famed Katy Trail with an activated public realm and vibrant mix of uses.
Talk to David Brown about Knox
This development is comprised of two residential towers and a mid-rise premier office building which surrounds the Katy ‘Trailhead’ park, a lushly landscaped central green space forming the heart of the new community. New internal shared-streets and paseos will expand the walkability of the Knox-Henderson neighborhood and Katy Trail. The public realm is activated by 100,000 sf of ground and second level shopping, art, culinary, health and wellness experiences.
The Knox Hotel & Residences, operated by the renowned Auberge Resorts Collection, is a stepped, 28-story tower that includes luxury condominium residences above an 8-story, 5-star boutique hotel with ground level retail, lounges, restaurants and events space.
The second residential tower is a 27-story multifamily rental apartment tower above a two-story food and beverage podium. Both towers are designed to take advantage of western views of the Katy Trail nature trail as well as views to the south and east of the downtown Dallas skyline.
Beneath all three structures is a single, five-story parking facility that in addition to commercial and residential parking accommodates all deliveries and building services below grade that optimizing the ground floor for pedestrian and community oriented uses.
One of the primary goals of the master plan is to create the feeling of a city built over time, with distinct language and identity for each building.
The design of Knox is guided by four key themes:
Diversity of Expression
One of the primary goals of the master plan is to create the feeling of a city built over time, with distinct language and identity for each building. The architecture is articulated to create a human scale at ground level, variegated tower massing, and to create outdoor spaces woven throughout the vertical development.
Dallas Sense of Place
We aim to create an authentic Dallas experience with each building responding to a particular aspect of the context of the city of Dallas – the Knox-Henderson neighborhood, the rail history of the Katy Trail, the local geology and landscape, and the ‘new Dallas’ of the urban core.
Activated Public Realm
The placemaking strategy responds to the dual condition of the Knox-Henderson neighborhood and the Katy Trail greenway merging the neighborhood’s urban vitality and cafe culture with the Trail’s natural serenity and wellness activities.
Urban Oasis
Knox District will be focused on health and wellness for its residents, workplace, visitors and guests, providing a new typology of urban resort – a place to get physical and connect with nature, but also a space of respite and sense of calm.
Our thoughtful design for Knox Street features human-scaled open spaces, building forms inspired by the local context, and natural, tactile materials to create an authentic and welcoming destination for the Dallas community and visitors.
