Luxury Residential Towers Hone Lifestyle and Ethos of Cyprus
Bordered by the Limassol Zoological Gardens and the Municipal Art Gallery, four luxury residential towers complemented by commercial offerings will soon reside on Cyprus’ southern coast and elevate its community’s holistic lifestyle. The mixed use waterfront development will be situated on a three-level podium with lush greenery that helps to frame the plaza and provide entry into the residential lobbies. Additionally, all 353 two- and three-bedroom apartments will enjoy uninterrupted views of both the mountains and Akrotiri Bay—which was concluded with a detailed analysis by the firm’s research analysis arm, SUPERSPACE.

The four towers’ orientation and size were determined by site permeability and the surrounding townscape. This layout is apropos to the Cypriot ethos, which is welcoming and open. Each tower is set 30 meters apart to allow for the integration of a ground level public plaza and are placed in a diagonal arrangement to act as a link between the beach and nearby gardens. The towers cantilevered terraces capitalize on the sky villas inside-outside living concept and coastal views. Additionally, each tower’s external appearance is softened by its rounded curvature, slim cladding profiles and the terracotta “crown” which helps it dematerialize into the sky.
The public plaza includes indoor and outdoor dining, high-end retail and a members club. Private residential amenities on the podium include five pools, tennis courts, spa, gym, cinema and multipurpose spaces. The western portion includes an infinity pool with food and dining and views to the sea. A pedestrian bridge is built over the main road to provide direct access from the stepped terrace to the beach.
To resonate with the island’s indoor-outdoor living, materials such as white oak timber, marble, concrete, natural stone, and polished plaster were integrated throughout the entry lobbies and apartments. The lobbies are characterized by double-height ceilings with light installations and chiseled marble walls. Apartments feature a generous, open plan designed to maximize natural light and ventilation with living rooms adjacent to balconies offering coastal views.
Resident parking situated below-ground helps to retain the permeability of the site. A second, visitor-specific parking garage displays a series of timber partitions to help it blend in with its natural surroundings. A tennis court lined with trees has been built on top of this parking structure to disguise it and further promote the development’s healthy lifestyle.
