Slated to stand at 517 meters tall, Six Senses Residences Dubai Marina tower is poised to take the title of the world’s tallest residential tower upon its 2028 completion. Across its 122 stories, 251 residences ranging from deluxe residences and half-floor penthouses to triplex Sky Mansions will unfold alongside ‘layers’ of communal spaces. Each dwelling will offer residents a holistic and sustainable lifestyle experience, infused with biophilia and classical feng shui elements alongside bespoke amenities promoting residential health.

1. What was the technological approach to designing a tower of this height?   

Floor plate efficiency is key to designing tall towers; but while designing a super tall tower, many other constraints such as structural efficiencies and designing for wind loads and winds effects play a vital role in shaping the tower. During the design process, we worked closely with our engineers to make sure the tower design is complimentary to these constraints. As a result, simplicity of form and footprint symmetry yielded significant efficiencies in the building. The plan shape of the tower eased horizontal wind pressure while opening up sweeping oblique views north towards The Palm Jumeirah and south towards The Emirates Golf Course.  The simple vaulted shape of the tower crown further benefitted structure and wind efficiencies. The crown shape also yields optimized angles for PIPV panels which will generate enough energy to offset the buildings base lighting energy requirements.   

From the standpoint of program volume, the building was designed in a series of vertical stacks to allow technical floors at regular intervals. This allowed for necessary services to be positioned at optimum heights, provided efficiency in stacking of risers while allowing for periodic wind penetration at the upper levels of the tower where wind pressure is most critical. As a result, wind induced sways are minimized. We used these constraints as an architectural opportunity to layer in subtle facade detailing, resulting in a very considered form and design which is true to the building’s function.

2. What impact will this building have on the surrounding community/how is it people-centric? 

The building, with its unprecedented height and timeless simplicity of detail, will establish a new paradigm for luxury living in the Dubai Marina. Adding to the existing density of the environs, the tower will elevate the lifestyle of its surroundings with its wellness brand aesthetic driving its design strategies.  Embracing the spirit of the Six Senses brand philosophy, the project unites ultra luxury living with a wellness centric philosophy.  There was a conscious effort to bring in biophilic interventions at every level possible to enhance the user experience in an otherwise very urban setting.  

The biophilic approach can be experienced from the entry and arrival experience. A discreet entry portico is lushly planted to introduce the character of the SS brand from the moment of arrival. Podium levels offer landscaped social spaces, fitness and well ness facilities, all set within a verdant podium deck. At the Horizon level on the 109th Floor, we have created a retreat from the vibrant cityscape where Jacuzzis and a pool are accompanied by a sunrise yoga deck amid landscaped gardens. The retreat experience at this lofty height will be one of a kind and be a culminating representation of the SS brand.

3. What’s unique about designing a tall tower/what challenges did you need to overcome?  

The Six Senses Marina Tower is located in the bustling neighborhood of Dubai Marina and the plot is surrounded by towers.  When we had the opportunity to design this super tall tower, we focused on the opportunity create an elegant and clean building that will stand out from its neighbors. While grandeur is inherently established with its height, the tower also gains a minimal aesthetic beauty also from its striking and timeless design solution.  

The tower came with an innate challenge of having to build from an existing base structure. In the new design, bi-axial symmetry was established to rectify structural challenges to the original design. This solution gave us the ability to increase the towers overall density. In particular, the density of the most valuable units with the most spectacular views at the top of the tower.  In doing so we embraced the constraints of the built components, but simplified and streamlined the form on the lower tiers. On the upper tiers, the balcony locations were swapped to take full advantage of the golf course views, thereby really taking advantage of the changing nature of the view profile as you travel up the tower.
